KIVO: Property Film
Renders that look right because they are right
KIVO makes films of buildings that don't exist yet, for the people who have to let, sell and fund them. Every shot is built from the architect's drawings, by an architect, so what the market sees is what gets built.
Directed by a Bartlett-trained architect, formerly at Grimshaw, with 15 years in film and animation production.
Off-plan residential
Buyers walk the layout before the show flat exists. Room sizes and furniture follow the plans, not a stylist's guess.
Launch and lifestyle
The scheme at dusk, lived in. Cut down for social, and looped for the website and the marketing suite screens.
Before it’s built
Site to scheme
The plan laid onto the land, then the building rising from it. For land sales, planning consultations and investment teasers, where the story is what the site could become.
Under construction
Through the frame as it stands today, out to the finished building. For pre-lets and forward funding, where someone commits before practical completion.
For the people who sell buildings before they’re finished
Leasing. Pre-let space shows up in a PDF as a floor plate. A film shows the reception, the light across the floor, the view from level 12 and the terrace, all at true scale.
Investment. Open the information memorandum with a minute showing the asset at its business-plan best: refurbished, re-let, repositioned.
Residential and build to rent. Sales and lease-up start before the show flat is ready. Films for the website, the marketing suite and the portals.
Development and planning. Show a committee, a community or a funder what the scheme actually is, at street level, built from the drawings you submitted.
Winning the instruction. Pitching for a mandate? Thirty seconds of what the building could become says more than the brochure you’d write if you won it.
Why accurate matters
A render that flatters a building creates a problem later. For the buyer who bought off-plan, the occupier who measured the floor, and the agent who marketed it.
KIVO films are built to the general arrangement drawings and checked against them. The rooms are the size they will be. The views are the views.

Questions agents ask
Can you work from planning drawings alone?
Yes. Plans, elevations and a site photo are enough to start. A 3D model, if there is one, saves time.
What if the design changes?
It usually does. Tell us what moved and we update the shots it affects.
Will it play on our marketing suite screens?
Yes. We also make content for immersive rooms and multi-screen installations.
Is it confidential?
Yes. Much of our work is under NDA. Off-market stays off-market.
What does it cost?
It depends on the number of shots and formats. Send the drawings and we’ll come back with a fixed quote.
Got a building to launch?
Send us the drawings. We’ll tell you what the film could be.
